The Local Real Estate Market

Ocean City real estate consist of mix of single family homes, boutique/mid/high rise condos and townhomes. Coastal Highway runs North and South splitting homes on the bay side and ocean side offering up a different feel for both sides and you have West Ocean City, MD which is right over the Rt. 50 bridge. You can find a canal front townhome style with a boat dock, direct ocean front condo with tons of amenities and a traditional single family home with more of a regular neighborhood setup.

Roughly 7,000 full time residents live here year round with an increasing number of second and vacation property owners starting to use their place as their primary home. Majority of property owners are part time residents or full on investors. The big opportunity for the area is vacation or short term rentals (STR's) that can be lucrative as millions of people come in and out of the area for big events, trade shows and the beach with in a year timeframe. Majority of the clients that I help invest in a property here at the beach want to enjoy it themselves for 1 to 2 weeks out of the year and then rent it out for the rest to allow the income to pay for itself while building equity over time.
