1. Cardinal Grove – Lewes, DE
Nestled just west of Route 1, Cardinal Grove by Schell Brothers features 98 home sites in a cozy, intimate setting. With 10 model options and a location less than five miles from downtown Lewes and under nine miles to Rehoboth Beach, this community blends convenience with calm. Prices start at $535,000, and buyers can enjoy outdoor amenities like The Perch — a grilling and fire pit area by the pool. HOA is estimated at $274/month, and yes — basements are available on some lots!
2. Four Seasons at Scenic Harbor – Lewes, DE
This 55+ community from K. Hovnanian boasts resort-style amenities including a planned 7,000-square-foot clubhouse, pickleball courts, walking trails, and a tiki bar. With 319 total homes, it's a great option for active adults who want modern living just a few miles from the beaches. Starting around $650,000, the homes include 7 floor plans. HOA is expected to be $300 or less per month, and up to $80K in flex cash may be available depending on the lot and build options.
3. Welch’s Pond – Lewes, DE
Also by Schell Brothers, Welch’s Pond is a 247-home community with large quarter to third-acre lots, wooded buffers, and a peaceful vibe. The finished clubhouse features a fitness center, pool, and tot lot. There’s even a kayak launch on Love Creek! Homes start at $633,000 (after incentives), and the HOA is about $295/month. It’s an ideal fit for buyers who want a bit more space and nature, yet still stay close to Rehoboth and Lewes.
4. Tower Hill – Lewes, DE (East of Route 1)
Location is everything here. Tower Hill is less than three miles from downtown Lewes and close to the Georgetown-Lewes bike trail. K. Hovnanian offers 10 models starting at $650,000. The community features a clubhouse, fitness center, fire pits, and pickleball — and is a great choice if you want to be closer to town and beach access. HOA is likely in the mid-to-high $200s.
5. Silver Woods Villas – Ocean View, DE
Just 4 miles from Bethany Beach, this townhome community is being developed by Beazer and DRB Builders. With prices starting in the $390,000s, it’s one of the more affordable options on the list. The villas offer low-maintenance living with garages, three to four bedrooms, and up to 2,500 square feet. A clubhouse and trails are included, and HOA fees are estimated around $190/month.
6. Estates at Bridgewater – Frankford, DE (Near Fenwick)
Bridgewater offers waterfront living right along Dirickson Creek. Schell Brothers plans 156 homes with water access and a proposed marina. With a two-story clubhouse overlooking the bay, this community feels like a resort. Prices begin at $615,000, and there are 18 models to choose from — more than any other Shell community. The semi-custom approach allows for extensive upgrades.
7. Channel Point – West Fenwick, DE
This exclusive bayfront enclave is a collaboration between Schell Brothers and Carl Freeman Companies. With only 70 homes and starting prices around $1.25M, Channel Point offers luxury coastal living with unmatched water views. It features Shell’s new Signature and Echelon model homes — some customizable up to 6,000 square feet. Expect stunning sunsets, private amenities, and proximity to topnotch resteraunts like Catch 54, Papa Grande's, Harpoon Hanna's and Fenwick Island. HOA is around $520/month and includes lawn care and clubhouse access.
